BOMA Standards: Demystifying Common Areas, Load Factors, and Lease Terminology
17

This session demystifies the complexities of BOMA measurement standards and helps property professionals understand how square footage is defined, calculated, and applied across building operations. Participants will explore why measurements can change even when architecture does not, how to select the correct BOMA standard, what drives load factors, and when field verification is essential. The session also clarifies how to correctly reference BOMA standards in leases, acquisitions, and dispositions to ensure accuracy, consistency, and transparency in all documentation.

Learning Objectives—At the end of the session, participants will be able to:

  • Differentiate between BOMA measurement standards and select the appropriate standard based on building attributes and documentation needs.
  • Analyze how building design, efficiency, and service areas influence load factors and apply the correct methodology (Method A or B) for their property.
  • Evaluate the accuracy of existing drawings and determine when field verification is required to ensure precise square footage calculations.
  • Incorporate the correct BOMA terminology and standards into leases and transactional documents to ensure clarity and consistency across all records.
