During the 2026 BOMA International Conference & Expo, you’ll have a unique opportunity to get a behind-the-scenes look into the operational core of an iconic Long Beach asset. These experiences are designed for property and facility professionals to see how complex systems, risk management, and long-term asset strategy come together in practice.
How to Sign-up for a Tour
The tours are concurring, so choose only one. There is no extra charge, but capacity is limited on each tour and advance sign-up is required on a first-come, first-served basis. You may sign up for a tour when you register for the conference. If you have already registered, you may go to your registration dashboard to add a tour.
Port of Long Beach

Step aboard to experience one of the largest and most advanced port complexes in the Western Hemisphere. The Port of Long Beach spans 5 square miles and 25 miles of waterfront. You’ll learn how cargo flow, terminal automation, and infrastructure planning support global commerce.
Highlights include the Long Beach International Gateway Bridge and the ultra-modern Middle Harbor terminal. The tour will also explore sustainability efforts including electric cargo equipment and shore power systems that reduce emissions and modernize maritime operations. This is infrastructure at scale!
Queen Mary

The RMS Queen Mary has been berthed in Long Beach since 1967, after completing her final voyage from Southampton, England. The ship is a significant part of Long Beach’s maritime history and operates as a historic hotel, museum, and event space.
You’ll go beyond the public decks and into the mechanical and engineering heart of the Queen Mary. Explore original propulsion and boiler systems alongside modern HVAC, elevators, telecommunications, and fire/life-safety infrastructure retrofitted into a protected historic structure.
You’ll see back-of-house hospitality operations and learn about corrosion control, waterproofing, phased restoration, and how long-term capital maintenance is managed on a revenue-producing landmark. This is adaptive reuse and asset preservation in real time!

Redesigned for the future of work, this 12-story office tower has expansive oceanfront views and access to the best of downtown Long Beach. You’ll see how a multi-tenant Class A office building truly functions behind the scenes.
The tour covers lobby operations, security, visitor management, vendor coordination, and back-of-house logistics. Attendees will visit mechanical rooms to understand HVAC, electrical, utility systems, and fire/life-safety compliance responsibilities, and visit a build-out suite (if available) to see how lease language, tenant improvements, and operations intersect. This is property management in action!
